Building Automation Systems for Twin Cities Commercial Buildings

Northland Building Technologies designs, installs and supports building automation systems (BAS) for commercial and industrial facilities in the Minneapolis-St. Paul metro. Our systems are open-protocol (BACnet, LonTalk, Modbus, Niagara), which means HVAC, lighting, utility metering, UPS and other critical equipment from different manufacturers can be controlled and alarmed from one web console, and the building is never locked to a single vendor.

Talk to a controls specialist Tell us what systems you have and what you want to see in one place. Emergencies are still answered 24/7.

What this service covers

  • Direct digital control (DDC) of HVAC, boilers, chillers and air handlers
  • Lighting control and scheduling
  • Utility metering and energy reporting
  • Alarming, notification and escalation
  • Web console with full access to controls, alarms, trends and reports
  • Integration of existing equipment and legacy controls
  • 24/7 remote monitoring through our response center

When to call

  • Several buildings or systems that each need their own login and their own vendor
  • Tenant comfort complaints you cannot see coming
  • Equipment running nights and weekends when nobody is there
  • A controls system whose manufacturer no longer supports it
  • An Energy Star or LEED target with no data behind it

How a controls project works

  1. Site survey. We walk the building, inventory the existing controls, meters and equipment, and learn what you need to see and control.
  2. Design and proposal. An open-protocol design that reuses what is worth keeping, with a written scope, schedule and price.
  3. Installation and integration. Controllers, gateways and the web console are installed and commissioned with your IT department involved from the start.
  4. Training and support. Your operators are trained to run and maintain as much of the system as they choose, with our 24/7 response center behind them.

Frequently asked questions

What does open protocol mean, and why does it matter?

Open protocols such as BACnet, LonTalk and Modbus are published standards that any manufacturer can build to. A BAS built on them can control equipment from Siemens, Trane, Johnson Controls and others together, and can be expanded or serviced by more than one contractor. A proprietary system ties the building to one vendor's products and prices.

Do we have to replace our existing controls?

Usually not all of them. We inventory what is installed, keep what still works, and integrate or migrate it to open-protocol controls. That protects the investment already made and spreads the cost of upgrades over time.

Which platforms do you install?

We are a certified Siemens TALON integrator and a Tridium Niagara AX/R2 integrator, and we are hardware-independent by principle: the platform is chosen to fit the building, not the other way around.

Can you monitor the system after it is installed?

Yes. Systems can be linked to our 24/7 customer response center for remote monitoring and alarm notification, so a failure at 2am is seen and acted on before the building opens.
