Preventive Maintenance Programs for Commercial Buildings

Northland Mechanical offers two maintenance programs for commercial and industrial buildings in the Minneapolis-St. Paul metro. Scheduled maintenance puts inspections, tune-ups, filter and belt changes and seasonal start-ups on a set calendar. Full-coverage maintenance adds repairs under the same agreement for a predictable annual cost. Both come with priority 24/7 emergency response, and both can include remote monitoring and alarm response through our Building Technologies division.

Need this today? Call and an on-call technician is assigned after a few quick questions. Available 24/7, 365 days a year.

What this service covers

  • Scheduled maintenance: inspections and tune-ups on a set calendar
  • Full-coverage maintenance: preventive work plus repairs, one agreement
  • Seasonal heating and cooling start-up and shutdown
  • Filter, belt and consumable changes
  • Backflow and RPZ testing on schedule
  • 24/7/365 remote monitoring and alarm response
  • Service history and recommendations for capital planning

When to call

  • Repairs are reactive and unbudgeted
  • Nobody is sure when the last filter change or boiler tune-up happened
  • Equipment failures keep landing at the worst time
  • You manage several buildings and want one vendor and one report

How a service call works

  1. Call 763-544-5100 or send a message with the building address and what is going on.
  2. A technician is assigned. Emergencies are dispatched around the clock; everything else is scheduled at a time that works for the building.
  3. Diagnosis and a clear scope. You get a plain explanation and a price before repair work beyond the diagnosis begins.
  4. The work, and the paperwork. Service history is kept for your building so the next call, or a maintenance program, starts from what we already know.

Frequently asked questions

What is the difference between scheduled and full-coverage maintenance?

Scheduled maintenance covers the planned work: inspections, tune-ups, filters, belts and seasonal start-ups, billed as a program, with repairs quoted separately. Full-coverage maintenance includes the planned work and the repairs under one agreement, so the annual cost is predictable.

Do program customers get faster emergency response?

Program customers receive priority dispatch, but 24/7 emergency service is available to every commercial customer.

Can one program cover HVAC, plumbing, boilers and controls?

Yes. Northland is a full mechanical contractor, so one agreement can cover the whole plant: HVAC, refrigeration, plumbing, boilers and burners, backflow devices and the building automation system.
